CARELTON HOUSE CONDOMINIUM PARKING DECK RESTORATION
SEATTLE, WASHINGTON

| NGJ was the Prime Designer and Owner's Representative for this elevated parking deck, constructed with a composite of steel beams, poured concrete, and CMU facing block, has exhibited signs of overstressing of the structural capacity of the load carrying structural system, moderate to severe corrosion of the steel beams, and CMU block facing failure. A portion of the space beneath the parking deck is occupied by meeting rooms and a swimming pool. NGJ performed a 'Condition Evaluation and Restoration Recommendation Report' in June 1998. |
| NGJ's recommendations and design for repairing and restoring the Parking Deck slab include added supports and strengthening of the elevated slab, removing the exposed CMU block facings where practical, repair and protection against further corrosion related damage of the steel beams under the slab, and providing a clearance bar to prevent overloading by heavy trucks driving on the deck. Above the pool area where added support is not practical, improved structural capacity is achieved by welding steel strips to the existing metal plates. Painting and placement of a new ceiling and safety netting above the pool area was also recommended to protect against CMU block facing fall-out. Of lower priority is a re-coating of the parking deck waterproofing membrane. |
